Home inspectors have a broad knowledge of construction procedures and techniques. Some are engineers, some are licensed builders, some are very experienced in the field in which the inspection is called for, and would therefore be qualified to make an inspection. Good inspectors are well versed in the field of residential construction and have good communication skills. Look for an inspector that is impartial, has experience, a good reputation in the community, and will stand by his or her inspection. Some inspection companies offer a one-year warranty on the inspection that covers any defect not found in the original inspection. When selecting an inspector, ask for references from previous clients or real estate professionals who have witnessed the inspector at work.
